Sherman Oaks residents and local commuters may soon see a major transformation at the bustling corner of Van Nuys and Magnolia Boulevards.
Earlier this year, an application with the Los Angeles Department of City Planning was filed for a significant facility upgrade at BMW of Sherman Oaks, located at 5201-5225 N. Van Nuys Boulevard.
The project calls for the demolition of five existing structures on the site to make way for a new three-story, 53,986-square-foot building. This new construction will house offices, parts and service shops, storage, and vehicle inventory. The dealershipβs existing 14,483-square-foot showroom and office building are slated to remain in place.

Ware Malcomb is the architect behind the modern design, which features a sophisticated palette intended to elevate the dealershipβs presence. Renderings show a structure finished in Pure White and gray smooth stucco, accented by Tantalizing Teal perforated metal rounds and bone white aluminum. The building will reach a maximum height of 45 feet, according to the projectβs development standards.
The landscape design, led by Commercial Development Resources, will introduce approximately 11,135 square feet of greenery to the 4.12-acre lot. The plan includes a mix of low-water-use plants and trees, such as African Sumac, Fern Pine, Western Redbud, and Japanese Boxwood. To comply with local ordinances, the developer plans to have 29 trees on-site, combining 15 existing trees with 14 new additions.
The project is seeking a 'Q' Clarification to allow for the new construction and demolition within the existing C2-1VL zoning. In terms of parking, the plan provides 132 stalls dedicated to the new building for employees, guests, and service operations. When including vehicle inventory and display areas, the total capacity of the site will reach 320 units. Additionally, the facility will provide 14 bicycle parking spaces to meet city requirements.

The development team also includes IMEG CORP for structural and electrical engineering and Irvine and Associates, Inc. as the project representative.
