The Beverly Grove spot expands beyond the Grand Central Market stall with a full bar program, more out-of-pita plates, and kosher offerings. First 100 guests score a free signature pita.

Summer is crashing March. A heat advisory kicks in tomorrow at 10am and runs through Friday at 8pm across LA County, with widespread temps of 90 to 100. Downtown could approach triple digits Friday, a nearly 30-degree jump from earlier this week. The National Weather Service says the 90s stick around through at least March 22, with all-time March records likely to fall. Stay hydrated, check on neighbors, and keep pets cool.

A major new housing project is nearing completion at 1457 North Main Street, just east of LA State Historic Park. Thrive Living's six-story, 376-unit complex is built around landscaped interior courtyards with 6,448 square feet of ground-floor retail and restaurant space along Main Street. The building uses prefabricated modular construction, includes 42 extremely low-income affordable units, and adds 82 parking spaces. More density, more housing, more energy for Chinatown.

A new courtyard-centered residential complex is taking shape at 234 Pico Boulevard. Cypress Equity Investments and KFA Architecture are building a four-to-five-story mixed-use development with 186 apartments, 11,000 square feet of ground-floor retail, and 19 deed-restricted affordable units through State Density Bonus. The design steps back at upper levels with interior courtyards, projecting balconies, and rooftop open space. More housing and neighborhood-serving storefronts coming to the Pico corridor.

CARVANA LAUNCHES SAME-DAY CAR DELIVERY IN LOS ANGELES

Online car marketplace Carvana just expanded same-day vehicle delivery to the greater Los Angeles area. Customers can now shop tens of thousands of vehicles, complete the entire purchase online, and have a car in the driveway within hours. Same-day pickup is also available at both of Carvana's LA-area Vending Machines. Buying or selling, no dealership required.

CALIFORNIA'S ECONOMY IS GROWING FASTER THAN THE NATION
Good news for the Golden State. The latest UCLA Anderson Forecast finds California's economy grew at 3.8% annualized in Q4, nearly triple the national rate. The state has now outpaced the country for four consecutive quarters, fueled by AI, aerospace, and venture capital. Nearly 70% of all U.S. venture funding is flowing into California. Unemployment is expected to peak this year at 5.6% before dropping to 4.8% in 2027. The forecast sees encouraging signs in aerospace and tech hiring, plus port activity and air cargo volumes rebounding above pre-pandemic levels. California keeps building.

It's official. YouTube has been crowned the world's biggest media company, surpassing Disney and Netflix. Research firm MoffettNathanson estimates YouTube pulled in $62 billion in revenue last year, topping Disney's $60.9 billion media business. The platform is now valued between $500 and $560 billion, with over $40 billion in ad revenue alone and 10 million YouTube TV subscribers. The company has paid out $100 billion to creators and partners to date. The future of media lives on a play button.

JAMES CAMERON SAYS AVATAR 4 IS STILL 'VERY LIKELY'
Avatar: Fire and Ash pulled in $1.45 billion globally but still fell short of its predecessor by nearly $870 million. At the Saturn Awards on Sunday, James Cameron assured fans that a fourth Avatar film is "very likely," adding that audience feedback will shape where the franchise goes next. Cameron also acknowledged the need to bring production costs down to keep the series going. Pandora is not done yet.

Tyler Glasnow stretches out Tuesday against Arizona. Shohei Ohtani continues pitching work on the side at the Classic. Roki Sasaki is building up, Justin Wrobleski has been sharp in three outings, and River Ryan looks solid in his Tommy John comeback. The Dodgers open March 26 at home against the Diamondbacks.

The Clippers (32-32) welcome the Timberwolves (40-24) to Intuit Dome tonight. LA is riding momentum after a 126-118 win over the Knicks, where Kawhi Leonard dropped 29 points and 8 assists.
